First Step - Just click on the contact us link and tell us when you're ready to get started making more money from your investment dollars. We’ll take you to lunch or dinner so we can discuss the amount you have available to lend, the interest rate, and the length of the loan. Remember you can walk away at anytime.
Find Properties - Our job will then be to go out and find a property that matches your needs. When we do, you can either pass or play, and there is no obligation.
Play Or Pass - Once you agree to play, you can arrange for the funds to be sent to our attorney to be held in escrow. We will provide you an attorney to act on your behalf (or you can use your own). This attorney will draw up all the documents required for the mortgage.
The Closing - A closing will be set up at our attorney’s office. At the closing you will receive the following documents:
- A personally signed promissory note
- A mortgage with you as the lender in first position
- Hazard Insurance Policy naming you as the beneficiary
- UCC-1 Filing – this registers the mortgage with the CT State
- Title Insurance to ensure there are no title issues
Once the closing is finished, all you need to do now is sit back and watch your investment grow. You’ll get fixed returns that never change, that are safely secured by real estate.
