Private Money Investment In Real Estate
When you use private money to invest in real estate we use two strategies:
Buy and Hold: We buy the a property and renovate it, then rent it to tenants ensuring that the rents cover the mortgage payments. With this strategy we tend to hold the properties for 3-5years paying back the investor once the market changes into a seller's market.
Buy and Sell: We buy the property and then renovate or just sell to other investors. With this strategy we tend to hold the properties for 3-6months paying back the investors once the property is sold.
This is how we are able to provide solid returns of 8-12% secured by real estate, you can see and touch. We ensure the properties we choose meet our strict buying criteria. That way, the majority of our puchases have over $90,000 in equity.
